A transaction, an advisory output and a live mandate are not the same thing.

ACE uses completed only where the disclosed outcome is an operating opening or completed assignment. Advisory cases report the decision output delivered. Active mandates report the search brief now governing qualification—not an assumed future closure.

This distinction protects client confidentiality and gives prospects a more credible view of how ACE thinks, negotiates and executes.

Position a new retail destination for a recognised department-store format and create an anchor capable of strengthening the project’s consumer proposition.
Commercial challenge
The address had to be evaluated as more than available space. Access, catchment depth, frontage, adjoining uses and the project’s ability to support a large-format operating model all had to work together.

ACE aligned the property narrative with the brand’s format, tested the location’s wider Delhi NCR role and kept the discussion focused on long-term destination value rather than a generic inventory pitch.

Making four highway opportunities comparable before capital is committed

Client objective
Determine which candidate locations could sustain a branded drive-through format and which risks required redesign, renegotiation or rejection.
Commercial challenge
High traffic alone does not establish viability. Entry and exit safety, carriageway direction, stopping behaviour, fuel and food adjacency, utilities, land geometry and day-part demand had to be tested site by site.
ACE strategy
ACE created one comparable assessment structure covering access, catchments, competition, layout potential, format compatibility and the commercial burden carried by each site.
